An account servicer is just that; a servicer of the account between a borrower and lender, but they also provide services which legitimize their function. Account servicers can accept and disburse not only payments, but taxes and insurance to the appropriate agencies. A private person accepting payments cannot. Account servicers can also receive and disburse concurrent payments, keeping valid records of both accounts. Also, an account servicer performs the task of intermediary between borrowers and lenders. Acting as a neutral third party, balances remain consistent and both parties are credited their legitimate values.

While this service is not free, CSI Mortgage requires the borrower to pay for all servicing costs. This means the lender's yield is not affected by a monthly servicing fee. They can also send late letters, perform interest calculations for income tax purposes and accept payments 24 hours a day, seven days a week and never go on vacation or forget to pick up their mail.

However, don't think servicing companies are the last word in payment collection. Many investors feel more comfortable having payments come directly to their residences. CSI Mortgage neither discourages this practice, nor recommends it. When deciding for yourself, think about items such as taxes and insurance. What if a payment is late? Do you feel comfortable calling a borrower or sending a letter to remind them of payment or would you rather have a designated agent perform the task. As with other aspects of lending, an investor's comfort level can be the most important factor.
